What actually moves a Lowcountry quote
Home size. A singlewide sits on fewer piers than a doublewide, and a doublewide also has the marriage line, which is the seam down the middle where the two halves meet and the place a settled home shows it first.
How far out of level it has gone. A home a quarter inch out across ten feet is a reshim. A home that has dropped two inches on one corner has usually taken piers, pads, and sometimes plumbing with it.
Pier condition. The single biggest swing. On the Lowcountry’s wet sand and clay a pad can press into the ground, a block can crack, and a pier can end up carrying nothing at all. Resetting a pier is $75–$150; rebuilding one with new blocks, cap, and pad is $150–$400. Eight of those is a different job from none.
Access underneath. Skirting that has to come off and go back, tight clearance, standing water, or a belly that has to be opened all add time. A crew that has to work on its back in six inches of damp ground is slower than one that can move.
What else is found. A torn vapor barrier, loose or rusted anchors, or a soft subfloor over a lost pier. Those are separate line items and you see them before anybody starts.
Why Lowcountry homes settle
The coastal plain around Charleston is soft, low, and sitting over a shallow water table, so the soil carrying each small pier footing is saturated for much of the year. Sandy ground drains quickly at the surface and stays wet underneath, clay-bearing ground changes volume as it wets and dries, and saturated ground moves under concentrated load.
Three things follow.
Pads press in. A pad bearing on soft, wet ground settles, and it does it faster than on firmer soil. Larger pads spread the load better, and on soft lots that is a real specification question rather than a default.
Water is close. A high water table plus tidal influence near the rivers and creeks means the ground under a home is wet for much of the year, and wet ground compacts differently under load. Standing water under a home is both a settling problem and a rot problem.
Storms saturate everything. A tropical system does not have to make landfall here to leave the Lowcountry soaked for a week, and the settling that follows shows up as sticking doors months later rather than on the day the water drops.
Three to five years is an honest maintenance interval for most homes here, and at the short end if the ground under yours stays wet.
Before you book anything
Run the settling self-check first. It scores twelve things you can see from inside the home and it will tell you honestly if nothing is wrong. The tie-down planner does the same for anchoring.
Then take the free level check. It takes about half an hour, includes pier-by-pier readings and a written price, and costs nothing whether or not you book.
The calculator’s ranges hold across Charleston, Summerville, Goose Creek, Moncks Corner, North Charleston, St. George, and Walterboro.
What will my relevel cost?
Six questions. You get a ballpark range before anyone visits; the level check on site turns it into a real number.
An estimate, not a quote. The firm number is written at the home once every pier has been shot with a water level, and it is yours in writing before any lifting starts.
Frequently Asked Questions
Where do these numbers come from?
The published table on the pricing page: $450–$800 for a singlewide relevel, $750–$1,400 for a doublewide, $75–$150 per pier to reset and $150–$400 per pier to rebuild. The calculator applies the factors that actually move a quote: home size, how far out of level it has gone, how much pier work it needs, and how bad the access is underneath.
Why is the range so wide if I do not know the pier condition?
Because nobody can honestly narrow it from outside the home. Pier work is the biggest single swing in a relevel, and the same doublewide can be a straightforward reshim or a job with eight rebuilt piers in it. The honest spread is more useful to you than a low figure picked to look good.
Do I need to give an email to see the result?
No. No gate, no signup, no download. The answer updates on the page as you change the dropdowns and you can close the tab and never hear from us.
