Mobile Home Skirting Repair & Replacement in the Charleston Area
Skirting is the wall between the weather and everything that actually holds a manufactured home up. Behind it sit the piers, the anchor straps, and the vapor barrier that the rest of our work is about, and how well it is doing its job decides how fast those three age. Panel, vent, and access-door repairs are $200 to $800. A full vinyl skirt is $900 to $2,500 by perimeter. Quotes are free, firm, and usually written from one lap around the home.
It is also the most honest diagnostic on the property. Skirting deforms before people notice anything indoors.
Two kinds of damage, and only one of them is the skirting’s fault
Something hit it, or the weather did. Cracked and blown-out panels, a vent taken out by a mower, an access door torn away, bottom track scoured out where roof runoff lands. Straightforward damage, straightforward repair. Between summer thunderstorm gusts, the outer bands of tropical systems, and ordinary yard traffic in the parks along US-52 and US-78, the Lowcountry produces a steady supply of it.
Nothing hit it and it is deforming anyway. Panels bowing outward, buckling, or popping their track along one whole side of the home. That is not a skirting failure. Skirting hangs off the home with deliberate clearance at grade. When the piers on that side settle, the home descends onto the panels and starts using them as structure, which is a job vinyl was never rated for.
Replace the panels without correcting the cause and you get one neat season before the new ones bow the same way. Any time that pattern shows up, check the level line first, and that check is free. It is the single most common way owners in this market waste money on their homes.
What the panels are actually doing down there
Keeping animals out of your insulation. An open panel is an invitation. Raccoons, possums, rats, and armadillos will be through the vapor barrier and nesting in the batts within a season. On wooded lots around Colleton County, upper Dorchester, and the Lake Moultrie communities this is the leading cause of belly damage, ahead of age and ahead of settling.
Keeping wind-driven rain off the underside. Rain here does not always fall vertically. A tropical band or a strong summer cell pushes water sideways under a home, and everything it reaches, insulation, duct board, wood caps, strap hardware, holds that water afterwards.
Managing a crawl space that starts out wet. Groundwater sits shallow across most of the four counties, so the soil under a home gives off moisture all year rather than seasonally. Ventilated skirting lets that moisture leave. Skirting with crushed vents, or with vents buried behind years of pine straw and mulch, traps it against the home. A crawl space that stays saturated softens hardwood shims and rots wood pier caps, which means it shortens your leveling interval and costs you money two services over.
Providing the way in. Every level survey, strap check, and under-home plumbing repair goes through an access door.
Vents: the part everybody blocks
Vent placement is not decorative and it is not evenly ignorable. Vents want to be distributed around the full perimeter so air can actually cross under the home rather than swirl at one corner, and they want to be clear. On a great many homes, a third or more of the vent area ends up obstructed: mulch piled to the panel line, a flowerbed built up over the bottom track, storage stacked against the inside, or vents crushed flat by a mower and never replaced.
Clearing and correcting vents is cheap. It gets checked on every skirting job here, and it gets checked on leveling jobs too, because the humidity under a home is a structural problem wearing a cosmetic costume.
Repair or replace
Repair, $200 to $800. A handful of panels, some vents, an access door. Panels matched to your existing profile and color as closely as the material allows, tracks re-secured, everything locked back in. Common vinyl profiles match easily. A discontinued profile sometimes forces a whole-side decision instead of a panel decision, and you will hear that before the work rather than after.
Full replacement, $900 to $2,500. The right call for brittle, UV-chalked, or widely damaged skirting, for a home whose old panels were crushed out of shape by settling before the relevel, and for any home that has just been moved and set and needs skirting cut to its new height. New track top and bottom, panels cut to the home’s actual finished height, vent panels sited for real cross-flow, and a proper access door on the service side. The number comes off the perimeter, and the pricing page shows how it falls out.
The sequencing rule is worth repeating because it saves real money: level first, skirt second, and book them together so the crew mobilizes once.
Materials, without the upsell
Standard vinyl is what most homes in this market carry and usually the sensible pick. It is inexpensive, it vents properly, and after the next storm you replace one damaged panel rather than a wall. On a coast that reliably supplies a next storm, that last property matters more than it sounds.
Heavier panel systems exist and can be fitted if you want them. But if the same home also needs an anchor retrofit or pier rebuilds, the structure should get the budget first, and we will say so plainly. Skirting protects what holds the home up. It should not compete with it for money.

Get a number
Send the home’s approximate size, a description of what the skirting is doing, and where it sits, whether that is Summerville, Goose Creek, St. George, or a lot anywhere in the four counties. You will get a firm price and a straight answer on whether this is panels, a relevel first, or both. Looking costs nothing.
Frequently Asked Questions
What will new skirting cost on my home?
Repairs to panels, vents, or an access door are $200 to $800 depending on how many sections are involved. Skirting a whole home in vinyl is $900 to $2,500, priced off the perimeter, so a 16 by 76 singlewide and a 28 by 60 doublewide are very different numbers. A walk around the home is usually enough to write a firm quote.
My panels are bowing but nothing hit them. What is that?
That is the home settling onto the skirting. Panels hang from the home with clearance at the bottom, so when the piers drop, the home comes down and compresses them. The bowing is a symptom, not the fault. Get the level check before buying panels or you will buy them twice.
Do I need an access door, and where should it go?
Yes, and on the side with the easiest approach for a crew and a hose. Every level check, strap inspection, and plumbing repair goes through it. Homes without a proper access door end up with panels cut open by whoever needed in last, and a cut panel never seals again.
Can I skirt with something other than vinyl?
You can, and we will fit what you choose. On most Lowcountry homes vinyl is still the sensible answer: it vents well, it is cheap to repair one panel at a time after a storm, and it does not tie up money that the piers and anchors may need first. We will tell you whether that is your situation.
Should skirting go on before or after a relevel?
After. Skirting is cut to the home's finished height and leveling changes that height. Doing it in the wrong order means paying to cut panels twice. If both are on the list, book them as one visit and the trip charge only happens once.
